EIFS Moisture Problems: What to Know Before You Buy
EIFS earned a mixed reputation in the 1990s due to moisture trapping in older systems. Here's what changed, and what to check before buying an EIFS home.
Why EIFS Got a Bad Reputation
In the 1990s and early 2000s, a wave of moisture-related failures in homes clad with 'barrier' EIFS systems led to significant news coverage, lawsuits, and, in some states, building code changes. The core issue was that early EIFS designs had no way for water that got behind the foam board — through cracks, poor flashing, or window leaks — to drain back out. Trapped against the wood sheathing, that water caused widespread rot, mold, and structural damage in some homes, particularly in humid climates.
How Modern Drainable EIFS Is Different
In response, the industry developed drainable EIFS systems, which are now the standard for new installations. These systems include an engineered drainage plane — either a grooved or channeled foam board, or a separate drainage mat — installed between the WRB and the foam insulation. This gives any water that does get behind the finish a clear path to drain down and out through weep openings at the base of the wall, rather than sitting against the sheathing.
Building codes in most jurisdictions now require drainable EIFS for new construction, which has significantly reduced the moisture failure rate compared to the older barrier systems.
What to Check Before Buying a Home With EIFS
• Determine the age of the EIFS installation and, if possible, whether it's a barrier or drainable system — a contractor or inspector can often tell from wall assembly details.
• Ask for any history of past EIFS repairs, moisture inspections, or remediation work.
• Look for signs of staining, cracking, or soft spots, especially below windows and at roof intersections.
• Consider a specialized EIFS moisture inspection, which typically involves moisture meter readings and sometimes small test cuts, before finalizing a purchase.
• Review whether the home's flashing at windows, doors, and roof lines appears to have been installed and maintained properly, since flashing failures are a common cause of moisture intrusion regardless of EIFS type.
Red Flags During an Inspection
Elevated moisture meter readings, soft or spongy areas when pressed, visible staining or discoloration, cracks with dark streaking below them, and any prior patch repairs that look inconsistent with the surrounding finish are all worth investigating further before buying. A history of past litigation or insurance claims related to the exterior is also worth asking the seller or agent about directly.
Can Older Barrier EIFS Be Retrofitted?
In some cases, older barrier EIFS can be retrofitted with drainage by removing the existing system down to the sheathing, correcting any hidden damage, and reinstalling a drainable EIFS or switching entirely to traditional stucco. This is a significant project, generally comparable in scope to a full re-clad, and is usually recommended when a home shows evidence of ongoing moisture problems rather than as a precaution alone.
Living With EIFS: Ongoing Maintenance
Whether buying a home with existing EIFS or maintaining your own, regular maintenance meaningfully reduces moisture risk: caulking around windows, doors, and penetrations should be inspected and refreshed periodically (caulk has a shorter lifespan than the EIFS itself), cracks should be repaired promptly, and an annual visual inspection helps catch issues early.
