Stucco vs. EIFS: Which Is Right for Your Arkansas Home?

Traditional stucco and EIFS look similar but perform very differently. Here's how Rogers and Bentonville homeowners can decide which system fits their home and budget.

What Is Traditional Stucco?

Traditional (hard-coat) stucco is a cement-based cladding applied in three coats over a wire lath system: a scratch coat, a brown coat, and a textured finish coat. Each layer cures and bonds to the next, creating a rigid, durable exterior that has been used on homes for over a century.

Behind the lath, a weather-resistive barrier (WRB) — typically two layers of asphalt felt or a specialized housewrap — separates the stucco from the wood sheathing. This barrier, along with weep screeds at the base of walls, allows any moisture that gets behind the stucco to drain out rather than soak into the framing.

Because it's a mass-cement product, traditional stucco is hard, impact-resistant, and non-combustible. It has no rigid foam insulation built in, so insulation values come from the wall cavity itself, not the cladding.

What Is EIFS?

EIFS (Exterior Insulation and Finish System) looks like stucco from the curb but is built very differently. A rigid foam insulation board is adhered to the sheathing, then reinforcing mesh is embedded in a base coat, and a thin, flexible, textured finish coat is applied on top.

Because the foam board sits directly against the wall, older ('barrier') EIFS systems had no way to drain moisture that got behind them — a major cause of the EIFS moisture problems homeowners heard about in the 1990s and 2000s. Modern EIFS installations solve this with a built-in drainage plane, vertical drainage channels or a grooved foam board, and flashing details that route water back out.

EIFS adds continuous insulation to the wall assembly, which can meaningfully improve a home's energy performance compared to a wall with no exterior insulation.

Durability and Impact Resistance

Traditional stucco is heavier and more impact-resistant near the base of walls, around patios, and near driveways where a bike, ladder, or lawn equipment might strike the surface. EIFS finish coats are thinner and more flexible, which helps resist cracking but makes them more susceptible to punctures from sharp impacts.

For high-traffic areas — garage returns, low walls near walkways — many contractors recommend a impact-resistant EIFS board or a switch to traditional stucco or manufactured stone in those specific zones, even on an otherwise EIFS home.

Energy Performance

Because EIFS incorporates a continuous layer of rigid foam, it interrupts thermal bridging through the studs in a way that traditional stucco alone cannot. Homeowners focused on energy bills, especially on additions or new builds, often lean toward EIFS or add exterior foam behind traditional stucco to get similar benefits.

That said, traditional stucco homes with well-insulated wall cavities and good windows can still perform well in our climate; the cladding is only one part of the whole-wall energy picture.

Moisture Management in Arkansas' Climate

Northwest Arkansas sees humid summers, heavy spring rains, and winter freeze-thaw cycles — all of which put pressure on any exterior cladding's drainage details. With either system, the quality of the installation matters more than the material itself: proper flashing at windows and roof lines, correctly lapped WRB, functioning weep screeds, and sealed penetrations are what actually keep water out.

• Modern drainable EIFS: relies on a manufactured drainage gap behind the foam board.

• Either system installed without proper drainage detailing can trap moisture against the sheathing, leading to rot and mold.

Cost and Repair Considerations

Traditional stucco generally costs more upfront due to labor-intensive multi-coat application and lath installation, but repairs are typically more straightforward — patching cement stucco is a well-understood process. EIFS repairs require matching foam thickness, mesh, and a compatible finish coat, and improper EIFS repairs are a common source of future leaks.

When budgeting, ask your contractor whether they're quoting traditional three-coat stucco or an EIFS system, since the two are priced and installed very differently even though the final look can be similar.
